The Sunshine Coast property market has attracted strong interstate and local buyer interest over recent years, driven by lifestyle factors, population growth and the region's economic expansion around the new Maroochydore CBD development and the Sunshine Coast Airport. Coastal suburbs including Noosa, Noosaville, Mooloolaba and Alexandra Headland carry the highest median prices on the coast, while Buderim, Mountain Creek and Bokarina offer strong value closer to the beach. Caloundra and the southern suburbs are generally more affordable entry points. As with any Queensland market, the standard REIQ contract, building and pest inspections, and a solicitor review are the baseline purchase protections. Property prices shift regularly; verifying current medians with a local agent or recent sales data is essential rather than relying on historic figures.
