Buyers eyeing lots near the Maroochydore CBD construction zone and the new waterfront precinct at Mooloolaba have reported bidding wars that finished 12 per cent above reserve in the past fortnight. The Sunshine Coast Council’s housing acceleration program, which fast-tracks approvals along the Nicklin Way corridor, has added fresh stock yet also concentrated interest in established pockets such as Buderim and Alexandra Headland.
Domain Group data released this month showed 31 auctions scheduled for the Sunshine Coast in the first half of July, up from 22 in the corresponding weeks of 2025. Average days on market for auction-listed homes in Maroochydore fell to 19, compared with 34 twelve months earlier.
Build a data-backed limit before inspection day
Compile recent sale prices for comparable homes within 800 metres of the target street. Check records for three-bedroom houses on Sixth Avenue in Maroochydore that cleared between $1.15 million and $1.28 million in May and June. Adjust upward only for documented improvements such as new roofing or pool installations, never for emotional appeal.
Secure a written valuation from a local firm at least five days before the auction. Bring that document to the bidding table and set a hard ceiling no more than 3 per cent above the valuer’s midpoint. Practise bidding increments with a partner the night before, using $5,000 steps up to the limit and $2,500 steps in the final phase.
Secure finance confirmation and on-site support
Contact the lender 48 hours prior and obtain an updated approval letter that names the exact auction date. Carry a printed copy plus a digital file on a second device. Arrange for a buyer’s advocate or trusted agent to stand beside you during the auction; their presence deters last-minute emotional jumps and provides an immediate second opinion on rival bidder behaviour.
Arrive 30 minutes early to observe the crowd and note any pre-auction withdrawals. Position yourself near the auctioneer’s left shoulder so calls register clearly. When the hammer falls short of your limit, open with a confident bid at 90 per cent of your ceiling. If the property passes in, move immediately to negotiate with the highest bidder still present rather than waiting for post-auction callbacks.
