The same week a three-bedroom unit in Alexandra Headland fetched $925,000 under the hammer date through a direct offer from an interstate purchaser. Both properties sat inside the Maroochydore CBD redevelopment zone where the Sunshine Coast Council’s new civic precinct works continue.
Vendors in these cases accepted the offers because they removed the chance of a no-sale result and avoided further holding costs while construction noise lingers nearby. One listing agent noted the Duporth Avenue seller had already relocated interstate and wanted funds released before settlement deadlines tied to a new purchase.
Numbers behind the shift
Domain data for the Sunshine Coast showed 22 per cent of June listings withdrew from auction programs, up from 14 per cent in the same month last year. Noosa Heads properties above $2 million recorded three pre-auction contracts between 1 June and 8 July. Clearance rates for properties that did reach auction sat at 61 per cent over the same period.
Buyers eyeing the next batch of listings should inspect early and have finance pre-approved. Agents advise submitting offers within the first ten days of marketing if the property matches requirements, as vendors continue to weigh private certainty against auction upside.
