The rusted warehouses of the Maroochydore industrial precinct have officially shed their grey skin. By the end of last week, foot traffic through the newly christened 'Factory Lane' district hit a record 12,000 visitors per day, a 24% increase compared to the same period in July 2025. This surge marks the culmination of a three-year project by the Sunshine Coast Creative Collective to turn derelict machinery sheds into an urban gallery and performance hub.
From Scrap Metal to Street Art
The transformation began in 2023 when local architects and grassroots artists at The Foundry on Horton Parade pooled their resources to secure a five-year lease on six adjacent lots. They stripped away decades of industrial grease and installed modular lighting systems salvaged from the old Nambour transit shed. The goal was to combat the city’s rising commercial rents, which currently sit at an average of $850 per square metre in the CBD, by creating low-cost, shared-use studio spaces that provide a permanent base for 45 independent creators.
Standing at the corner of Beach Road and First Avenue, it is difficult to imagine the area as it was only thirty-six months ago. Where forklifts once manoeuvred pallets of automotive parts, visitors now navigate a maze of mural-covered alleyways featuring commissioned works from emerging local talent. The project, officially titled 'Project Revive,' relies on a self-funding model where the proceeds from the Friday night food markets at the nearby Cotton Tree park help subsidise the electricity costs for the studio residents.
The Math Behind the Momentum
Data released by the Sunshine Coast Economic Development Board this morning shows that independent creative ventures contributed $142 million to the regional economy during the 2025-2026 financial year. For the artists behind Factory Lane, the business case was always about sustainability. Membership fees for the co-working spaces are capped at $150 per week, a fraction of the cost of traditional office space in the city core. This financial stability has allowed the collective to pivot from survival mode into hosting international-grade installations, including the current 'Digital Tide' exhibit running through the end of July.
The next phase for the group involves a proposed extension to the northern side of the tracks, bordering the existing Sunshine Coast Railway transit corridor. Local planners are expected to review the development application on July 20.
